I was recently contacted by one of my best clients who asked
me what I thought of his decision to make a major change to
one of his highly ranked pages. His initial concern was that
visitor sales conversion ratio was low. At almost one percent,
it was just below normal, but I’m always happy when a client
wants to improve. Conversion and rankings though, are very
different beasts and his concern was overly focused on the
former to the total exclusion of the latter.

As his SEO I should have realized that the top rankings of
this already optimized page were in danger when his first
sentence referred to the existing “Dusty, tired old page, that
just isn’t getting enough sales.” That page had just been
optimized for search engines about 6 months previously, and
went from page 10 (invisible) or so of the Search Engine
Results Pages (SERP’s) to the top three on the first pages of
all three major search engines virtually overnight after a few
tweaks to gain traction from a popular movie reference to his
product.

The page had been up for several years before the movie
release without gaining substantial web sales of that same
product, but our optimization six months ago lead to a leap in
sales and consistently improving page visits after that
theatrical release. But sales plateaued over time and slowly
decreased after the movie which had mentioned his product
transitioned to DVD sales. Somehow he hadn’t forseen that
decrease and wanted to continue the level of sales he had
enjoyed while the movie mention was fresh.

To achieve the continued sales though, he wanted to completely
replace the page text with new material he’d been given by the
manufacturer of the product. As is the case with marketing
material provided by many companies, keyword density was
non-existent with emphasis was on slick new photos, covered
with stylized, graphical text. Text with keywords that
couldn’t be repeated in any page text since they had already
been embedded in the image graphics several times.

What to do? I suggested creating an entirely NEW page with the
manufacturer provided information linked within his site menu
links on each page and from the sitemap. While maintaining the
old page for it’s top rankings in the search engines we could
simply use internal linking to keep the search engines
crawling that (old dusty) fully optimized page. That way we
would still rank in the top 5 for that page and it’s coveted
keywords and provide the new conversion focused page to site
visitors from the menu links.

For some reason though, the client insisted on using the
existing filename for the new content and moving the old
content to a NEW filename! Why? Because he wouldn’t have to
have his programmer change a script which loaded a rotating
banner to a select few highly trafficked pages. The programmer
costs too much to change a few lines of code for a profitable
product page?

This tactic meant that we would completely lose the existing
rank on the next visit of the search engine crawlers after the
new page was posted. I was convinced that we could gain the
rank back, but only over time and with substantial extra work.
The cost to the client to get a new page into the top five on
SERP’s was going to exceed the cost of programming updates of
banner rotation scripts. But he insisted we use the new
manufacturer provided (image only) content on the old
filename. OK, I relent.

The web designer wanted to use the new manufacturer provided
page in an iframe and embed the old page text in noframes tags
- making it visible to search engines, but not visitors. Silly
idea and borderline spam technique that may drop our top five
rankings off the charts. I dug my heals in and refused that
idea.

The client suggested simply keeping previous metatags and
title tag to maintain ranking. Sorry, that simply won’t work.
If it did, we’d return to the bad old days of simplistic
keyword stuffing in those (no longer) magical metatags. I
started to wonder … “Am I here as an SEO only to stop
designers from using SE spamming techniques, programmers from
having to write new code and clients from doing absurd keyword
stuffing in metatags?”

No you actually have to use carefully crafted keyword rich
text on the visible page - and NOT embedded in graphics files
as text painted across photos with photoshop and illustrator
software. Search engines can’t read text on images and that
image “Alt” text in the HTML is no longer useful in SEO since
it has been so badly abused by simplistic optimizers for
ranking gains before the search engines began to ignore it in
their ranking algorithm.

The new page may initially see sales increases due to the
pretty new photos (there is zero text on that new page) but
after a long series of email exchanges with this client and a
final phone discussion over ranking issues, he proceeded with
this change anyway. I normally don’t hope for poor rankings on
client pages, but since this one runs counter to every fiber
of my SEO being, I’m actually looking forward to that torpedo
striking and the ranking to sink off the charts and the client
to pay attention to his SEO’s advice.

The old page is still showing up in cached pages at the search
engines, so they haven’t yet crawled the new version. I will
dutifully point out the sinking of the venerable “SS Search
Engine Ranking” ship next week when Googlebot revisits this
client site and finds all that text has disappeared from his
previously #1 ranked page and suggest to him that he review
his WebTrends traffic reports to see that it has settled to
the bottom of the ocean.

I guess I better get busy finding a way to rank the previous
(old optimized) page on the brand new shiny filename. Won’t he
be surprised to learn that most of his sales come from that
(newly named) “old dusty page” within a few weeks?

*Take right hand and put under left wrist, so the back of the hands are touching each other.
* Pull with right hand against left wrist and make as big a turn on back swing as possible.
* Hold for at least 15 seconds, repeat two more times.
* Reverse the stretch to work the follow through.

As you can see this is a simple golf training tip, but one that is very effective if you do it consistently. This is a great stretch to do throughout your round to maintain a full backswing.

This is just one golf training tip that can have a big impact on your performance; and is well worth trying.

The mortgage industry has faced up to some pretty demanding challenges over the last few years and only now does it appear to be settling down to something like normality.

So as the market moves onwards and upwards,I think there is a lot the lending industry can gain by taking a look at marketing techniques which have been adopted by other industries.

Take another financial market, credit cards, as an example. It shares many similar characteristics with the mortgage market: it’s a financial service, highly competitive, and a saturated market in which the challenge is to win market share from competitors because there is little room for genuine growth. Sound familiar?

The credit card market has employed some very sophisticated and aggressive marketing tactics to win new business - you may well have been on the receiving end of them. They have analysed and segmented their customer base in great detail; they know precisely the profile of people they would like to own their credit cards. The marketing tactics being used by the card companies are equally as sophisticated. Interest-free balance transfers and 0 per cent interest for six months is an enticing proposition, as are loyalty points for frequent users and long-lasting customers.

Could these techniques be used in the mortgage industry - quite possibly? Churning has been, and continues to be, a problem for lenders and attracting and retaining customers is a key issue the industry has to face up to. Perhaps rewarding loyalty is one issue we need to address with more vigour than we have done previously?

One market where customer loyalty is taken very seriously is the grocery sector - supermarkets such as Tesco have pioneered many of the marketing techniques which are now taken for granted. The whole concept of customer loyalty cards and the payment of bonus points was first introduced by Tesco and supermarkets are now analysing customer transaction data to look at how they can tailor marketing campaigns for the future.

It stands to reason that if a customer is buying nappies, Rice Crispies and cherry-flavoured lemonade on a regular basis, they are probably proud parents of a young family. Sending them special offers on children’s clothes and promoting computers for schools is highly likely to reach a receptive audience. Lenders know precisely what sort of houses their borrowers live in, how much they earn and what their payment record is like, all of which is valuable marketing information. But how effectively do we use this data to help target future marketing campaigns? Have we identified the first-time buyers of five years ago as the potential family house buyers of tomorrow? I’m sure there are isolated examples of this happening but most marketing is reasonably unsophisticated product promotion on TV, in the press and at point of sale.

Interestingly, the big supermarkets such as Tesco are now entering the mortgage market. It will be interesting to keep a watchful eye on them and to note the marketing techniques they deploy in order to build market share. With the power of a brand such as Tesco to play with, it must be good fun being the head of mortgage marketing and plotting a few new campaigns.

Low excitement levels

One of the problems all mortgage marketers face is that, for the average person, purchasing a mortgage is not as exciting as say buying a new car. It’s a necessity and an intangible one to boot. How do you win over the hearts and minds of a target market which would rather clean the car than go and talk to someone about getting a mortgage?

Perhaps we should look to the world of politics for a few clues? Historically, most people have displayed a similar lack of interest in politics as they do in mortgages and politicians know only too well that they need to engage their audience as they enter an election period. Well, we’ve just seen the mother of all elections in America, where Bush and Kerry managed to generate the highest turnout of voters in American history. They may have split the country down the middle, but they also managed to make many millions of people sit up and contemplate issues which were hitherto deemed to be boring and irrelevant.

I’m not suggesting that we all start holding glitzy showpiece rallies but we do need to consider how we can get borrowers to take financial matters more seriously and consider them as a priority which should rank above playing the lottery. I don’t have the magic solution but I do think there are lessons to be learnt by looking at the ways in which others have successfully addressed ‘dry’ subjects.

There is a great danger in thinking that all the answers to the marketing challenges facing the mortgage market will come from within the market itself. I have no doubt that those who are willing to study the successes of other market sectors will reap rich rewards.

In a recent report for a new client, I wrote:


“Remember, a visitor’s search doesn’t end when they leave Google. Their search and the phrases associated with it continue right through to the completion of the task they have in mind.”


Many of us pay attention to the keywords and phrases being used by our visitors when they arrive via a search engine. It makes sense not only because it gets you higher rankings, but also because the use of the right search terms signals to your reader that your page is relevant to them. In other words, your heading and intros are directly relevant to their search.


But all too often, once those key phrases are in place, we think the job is done. Not so.


There are other key points on your homepage where getting the phrase right can make a big difference.


Here’s what I mean.


Let’s say you are working on two pages; the homepage and a second level page. Working with your site logs and a tool like WordTracker, you optimize the homepage with the best keywords and phrases you can find. And that’s great. You now have text that is relevant to your visitor’s search.


But here’s something else you can do…


Use the same process to identify the best words for the links from your homepage to the second level page.


Simply go through the same process with that second page. Use your logs and a keyword tool to find the most relevant terms for that page.


And then use one of those terms in the link from your homepage.


Do you get the idea? The core of this process is to recognize that your visitor hasn’t completed their ’search’ when they arrive at your homepage. The search is just the beginning. Part of your task is to understand how best to write the links that take people deeper into your site. And one way of maximizing that clickthrough is to use terms that are directly relevant to the visitor’s continuing search.


SEO helps us focus on writing in ways that are directly relevant to the task our visitors have in mind. My point is, don’t consider the job completed when you have optimized the homepage or any particular landing page. Use the same approach, the same way of writing, to help that visitor all the way through to the moment when they complete their task, whatever that may be.

Balance. Hmmmm. Seesaws, tightrope walkers, the scales of justice, and, not long ago, Olympics gymnasts on the spooky balance beam. Imagine walking a balance beam — perhaps you’ve done it sometime in your life. It’s hard enough just to put one foot in front of the other and not fall off right away, but somehow these lithe female gymnasts have acquired such skills of balance that they can jump and flip and tumble and, most of the time, land with their feet squarely on the beam.

Luckily, most of us are not tested in front of millions of people as we tumble across a wooden beam only inches wide, but we certainly do have our own challenge of maintaining balance as we walk our path in life.

To me there is nothing more important than living in balance. This means that all parts of life– work, family, spirit, play, chores, self-care, etc., are in harmony. to provide for our needs and support the way of living that is the best for each of us. In typical American culture most folks would say that work and chores dominate their lives, and for most people that would not be the choice of how they would choose to live. I hear so many people say, “There’s just not enough time.” The frustrated cry of an unbalanced life.

A. Decide which area of your life you want to have take up more or less of your time. Less time for chores, more time for self care, perhaps? For example: I want more time for myself.

B.Now, write down 3-10 solutions or actions.

1. Find a regular babysitter
2. Make it a rule to leave work by 5pm
3. Write “time for me” in my daily schedule
4. Agree with my partner specifically what time in the week is for me

You get the idea. When you make the list, make every attempt not to let your cynical little saboteur tell you, “That won’t work”.
You are the brilliant expert at your own life.

Now pick the ones from this list that pop out at you and put them into action. Then sit back and see what kinds of changes happen. Joy anyone?!
